Price It Right...From The Start
Some folks want to test the market before pricing the home correctly. The issue with this strategy is that it gives the impression that the home has problems because it has been on the market for such a long period of time without selling. Sitting on the market for a long period of time without selling makes the listing look stale.
Why do this when the most interest, the most activity, is generated when the home is initially listed?
It benefits the seller to list correctly from the beginning.

CURB APPEAL, CURB APPEAL, CURB APPEAL!
When the property makes a good first impression, there is less for the buyer to question.
With that in mind, look objectively at the home when approaching. What does the curb appeal reveal about the property and how it has been cared for?
Look at the following:
Leave the buyer with less to question by having the home's curb appeal in top condition.

De-Personalization allows prospective buyers to easily imagine themselves living in the home with their own furniture and belongings. One way to de-personalize the home is by removing photos from shelves and walls. Since you are planning to move, why not start packing some of your personal belongings before putting the home on the market? Removing personalized items could help sell the home quicker.
De-Cluttering the home gives the impression of bigger rooms and more space to spread out. Of course, that's what some folks associate with value, big spaces! Start with the tops of furniture, shelves, and in closets. If you can live without the item for a few weeks or months, then pack away in storage.
Storage boxes are best stored offsite but storing them in the garage or in a storage pod is fine.
